Yaromir Steiner, one of the owners of Bayshore mall and the mastermind of the redevelopment predicts: "Over the next 25 to 30 years, all single-use developments will disappear. You will see mixed developments that I call urban hubs or town centers."
The old Bayshore, a low-slung shopping center surrounded by acres of asphalt, is being replaced by two-, four- and six-story buildings, canyon-like surroundings for the streets that will run through the 44-acre property. The tall buildings will soon have floor-to-ceiling ground-level windows, the kind that many downtowns used to sport. A modern-day version of the traditional town square will sit in the middle of the development, creating what owners hope will be the community gathering place that this bedroom suburb never had.
And an interesting comment regarding the South 27th Street development here in Franklin/Oak Creek:
Doug Seymour, Oak Creek's planning director, said an "urban village" planned for a six-mile stretch along S. 27th St. that is shared with neighboring Franklin would not have received support had it abutted residential subdivisions. The plans call for many of the same elements that Bayshore has incorporated.
"People realize that 27th Street is the economic engine driving our future," Seymour said. "The development is not a threat to existing homes or the economic vitality of existing subdivisions."
